The trade that ships without drawings
Walk any custom-home job site and compare paperwork. The electrician works from stamped drawings. The plumber works from stamped drawings. The low-voltage sub — responsible for the network, the audio, the control system, the cameras, and half the wall acne in the finished house — is usually working from a proposal, some texts, and memory.
The results are predictable: backboxes that collide with studs and switching, speakers centered on nothing, no conduit where the future needed it, and an equipment 'room' negotiated at finish out of whatever closet was left. Every one of those is a documentation failure before it's an installation failure.
Sheet one: the low-voltage floor plans
The core of the package is a floor plan per level with every device located and tagged: speakers (coordinated with the RCP), keypads and touchpanels (coordinated with electrical switching and gang discipline), displays, cameras, wireless access points, motorized shades, intercom stations, and every structured-wiring drop. Each tag ties to a schedule with the device type, mounting height, and rough-in requirement.
Pathways matter as much as devices: conduit runs, sleeve locations between floors, and the routes between structures. Wire is cheap before drywall and brutal after — the plan's job is to make 'while the walls are open' decisions explicit.
Risers, racks, and the equipment room
A riser (one-line) diagram shows how the systems interconnect between floors and to the equipment room — the sheet that lets an electrician stub conduit correctly and lets a future service tech understand the house in five minutes. Rack elevations show every piece of head-end equipment in its rack position, with power and heat loads the mechanical and electrical engineers can actually design against.
The enlarged equipment-room plan is the sheet most often missing and most often regretted: clearances, ventilation or dedicated cooling, dedicated circuits, lighting, and wall backing. A rack generating a constant few hundred watts in an unventilated closet is a service contract in disguise.
Details and schedules: where design intent survives
Details carry the design decisions that make technology disappear: invisible-speaker plaster sections, display niches with blocking and power/data placement, shade pockets with fascia conditions, millwork-integrated panels. If these live only in someone's head, they die in framing.
Schedules make the package biddable — device schedules, drop schedules, and keypad engraving schedules turn 'a nice audio system' into a defined scope three integrators can price identically. That's what makes bid leveling honest.
Who should draw it
Some integrators produce genuinely good drawings — but a package authored by the party selling the equipment is a sales document with a title block, and it rarely survives competitive bidding because it was never meant to be bid. Scope described around one dealer's product line locks the owner in before pricing exists.
An independent technology consultant produces the package as a design professional: coordinated with the architect's set, vendor-neutral, and owned by the owner. Any qualified integrator can build from it, which is precisely what keeps the bids honest and the rough-in clean.
